Tenants Guide

Once you have found a suitable property to rent, the rental process is as follows:

Secure the property
We require one or two weeks rent to be paid in advance depending on the moving in date. This is needed to show your interest in the property, to enable us to take the property of the market and to proceed with referencing.  The deposit is not refundable only if you withdraw your application or fail to pass the references.
References
Our referencing procedure can involve a third party, also a professional and independent company specialising in checking references.  The referencing process can take up to 48 hours and costs £50.00 per person.
Administration
Once the references are checked and the tenancy agreement is prepared you are required to make the outstanding payment in cleared funds, before handing you the keys, therefore this amount should be paid by banker's draft or in advance by bank transfer.  
It’s the tenants’ responsibility to pay the administration charges which vary from £80.00 to £110.00 depending on the size of the property.
Check In and Check Out
We will provide a detailed report including all the furniture and decorative items and their conditions at the property.  Also Gas and Electricity metre readings will be taken at the start and at the end of the tenancy.   This is in order to cover you and the owner (landlord) of the property and to avoid misunderstanding when refunding your deposit.  The deposit will be held until the property has been vacated at the end of the tenancy and all the documentary evidence that the utility accounts have been settled in full provided.
