Marketing
By Instructing City Hype to let or/and manage your property, not only will it be listed on this web site, but you will receive maximum Internet exposure with your property being advertised on a number of the leading UK property web sites and through our selected network of London and worldwide agencies.

Energy Performance Certificate (EPC)
Please be advised that all Landlords require an Energy Performance Certificate for properties being marketed for rent from 1st October 2008. Properties which already have a tenant before 1st October will not require an EPC until the property is available for rent at a later date. The EPC is valid for 10 years and is only required for properties that are self contained.

We can arrange for a full Energy Performance Certificate for £79.00 all inclusive despite the size of the property.  Prices may vary slightly depending on the location of the property.

Viewings
We arrange and accompany all viewings at all times at your best convenience

Tenants
Prior to any tenants undertaking any properties, they are professionally checked by a Referencing Agency, who would carry out a full credit check including references from employers and previous landlords.

Tenancy Agreement
Once the references are checked, we will prepare and draw up the Assured Shorthold Tenancy Agreement*.
It’s our aim to provide you with guidance and assistance throughout the tenancy. Our advice for all our landlords is free!
(* In case the annual rental is or higher than £25.000 per annum, a different " Letting Agreement" will be provided)

Management (optional)
We would advice to leave to take care of your property maintenance, rent collection and money transfer to us.

We have secured discounts with the leading maintenance companies and other bodies for your benefit.

You will also find that our account department credits you with funds the moment they have cleared, relieving the stress and worry of cash-flow problems caused by other less efficient agencies.

Inventories
An inventory check is provided on your request and detailed report is given to you and your tenants at the beginning of the tenancy. Also a "check in" and "check out" can be carried out by City Hype.  All the inventories are carried out by a person who has attended a training course involving professional tuition under The National Association of Estate Agents (NAEA).

Deposits
To save you time, we can send your tenants' deposit to Deposit Protection Service to comply with new regulation from April 6th 2007.  The DPS is the only Government-authorised custodial scheme that is free to use.

Please be aware that City Hype property management does not offer Client Money Protection Insurance.
